Holiday apartment "The Red Baron"

Acceptance and confirmation of your booking is subject to the following terms and conditions:

The accommodation contract shall be concluded as soon as the apartment is reserved by the guest and confirmed by the owner. Receipt of your booking by email, fax or letter shall be considered binding. A deposit of 25% of the total agreed price shall be due within 10 days of the booking, with the balance due no later than 30 days before arrival.

In the event of cancellation or no-show, the guest shall pay the following costs:
- in the event of cancellation up to thirty days before the agreed date of arrival – 15 euro (fixed cancellation fee);
- in the event of cancellation from twenty-nine up to fourteen days before the agreed date of arrival – 50% of the total agreed price;
- in the event of later cancellation, no-show, late arrival or early departure – 100% of the total agreed price.
If the owner manages to let the accommodation to another guest, these payments shall be refunded to the guest (up to the amount charged for the new guest), minus the cancellation fee of 15 euro. We recommend you take out a travel cancellation insurance.

The number of guests may not exceed the number of persons indicated on the accommodation contract. Guests are fully liable for any damage to the apartment during the period of the let. The owner shall not be liable for any short-term unavailability of facilities or public utilities, and no reductions shall be given in these circumstance or in cases of force majeur.

In the event of a key being lost, the locks must be changed for security reasons. The costs thereof shall be charged to the guest.

The owner is entitled to enter the apartment with a good reason at any time (e.g. to carry out necessary repairs). The owner shall not be liable for any objects of value. Guests use the path to the apartment, the apartment itself, the stairs, the facilities and equipment at their own risk. The owner is entitled to change the fixtures and fittings of the apartment.

The baby / small child’s room is only available to those with a baby or small child.

Windows and doors must be closed and locked when the apartment is unoccupied. Guests must not create a disturbance at night and may not smoke anywhere in the apartment. No pets are admitted. In the event of this rule being broken, guests shall pay for the apartment to be cleaned thoroughly by a cleaning company (carpets, curtains, etc.). We also reserve the right to demand further compensation (e.g. for replacement accommodation for subsequent guests). Upon departure the apartment must be left in a tidy condition. A separately booked linen pack has to be returned at departure. Any extra costs for cleaning will be charged to the guest.

Should one provision of these terms and conditions be or become ineffective, this shall not affect the validity of the other provisions. The invalid provision shall be replaced by another which is as close as possible to the original provision. The courts in Berlin shall have exclusive jurisdiction.
